5-Day-Sale is a fabulous way to sell a home! For those of you who are "control freaks" like me, this is the perfect way to sell your home. I loved that I could be the one doing my own advertising and footwork.
I know that if I had given the job over to a realtor things would not have turned out as successfully as they did. One thing of great importance stood out to me in this process. You MUST go by the book! The first time I tried this method I did not get out at least 2000 fliers (even though the book told me to do so) and I also didn't have the ads out long enough. What a mistake! I didn't even come close to the proper sale price with the few bidders I received.

My girlfriend and I are real estate investors in the Long Island, NY area. We have used the 5 day sale method in selling most of our properties. We cannot say enough about how good the method works.
The first time that we ran the sale, I was very skeptical and did not believe that it would work. We followed some of what the book said and held an abbreviated version of the sale. Guess what! It didn't work. The next week we did it by the book. We recieved over 200 phone calls by Friday night!!! By Sunday night we had 5 serious buyers with the final sale price at 295k. We didn't think we would get more than 270k.
For all of you first timers out there, the method works!!! Since then, we have used the method over and over with great success.

We saw the 5-DaySale on CNN and knew it was what we needed. My husband is disabled and we did not want him put through continual showings and realtor open houses for weeks or months on end. (Not to mention the savings in realtor commissions.)
We sold our house on the 2nd night of bidding with several backup offers. I was glad to have the expertise of George Cappony during the process and over 1/3 of our bidders came because of the signs we purchased.

We used the 5-Day sales method on two properties in San Deigo and it worked great. We followed the book's plan and we had lots of interest and many serious bidders. Both sold for fair market value.
It was invaluable to be able to look at a calendar and pick two dates 60 to 90 days in advance and say "That's the day we will sell the house," and it went exactly as planned.
If you're moving out of state this really helps. We are planning another 5-Day sale in September.

Your 5-day Sale System worked beautifully. I used it to sell a commercial property and the end result far exceeded my expectations.
There was vigorous bidding and a 48% increase from the opening bid amount I established to the winning bid.
Your system saved me an expensive realtor commission and, as with most FSBOs, I didn't have to continually run a real estate ad to get the property sold.
The 5-Day Sale System creates a sense of urgency among potential buyers that conventional sales approaches do not.

A lot of work and a lot of fun. The website was great and so were the 16 page bidders booklets. The signs brought the most amount of traffic and that's where my buyer came from.
We sold in one weekend for $695,000 (which is well above what I would've received had I used a Realtor and got $730,000 (top of the market pricing) and paid his commission of $43,000+). That would've only yielded around $687,000 and would've taken much longer than the 45 days this took from the time the sale took place til I got my money at closing.

I am a real estate investor and focus on buying and selling pre-foreclosure houses. Once I buy a house, it is imperative for me to sell it as quickly as possible. The 5-Day Sale has worked wonderfully for me three times!
After buying the book, I listened in on a free 5-Day in America Conference Call-in Event. George invited me to call him the next day to help me with some details, which I did. With his expertise and knowledge, he was very helpful in guiding me through the process.

This was absolutely amazing! I'm a Realtor and I own a "unique" home. Contemporary, waterfront, and with a pool! You know the kind people love or hate. I did a trial 3 month listing in the mls and probably had 5 people look at my home but no offers. I decided it was crazy to pay another Realtor to sell my house and who knows my home better than me?
While surfing the Internet, I ran across the 5 Day Sale website. Not being the type of person that follows the crowd and priding myself on the ability to think outside the box, I decided to run a 5 Day Sale. I called George for his advice, ordered signs, did the ad, made packets, got the inspection, cleaned and cleaned and cleaned some more.

I sold my condo last Sunday, June 5th to the Highest & Best Bidder for more money than I expected. The best part was that it was a win-win for both the seller and the buyer because there was no broker and no real estate commissions, so I was able to accept a lower price for my condo and the buyer was able to get built-in equity.
Using this method to sell my condo was an awesome and unbelievable experience! I really liked the dynamic of buyers competing with other buyers with regard to the price, as opposed to the seller and buyer negotiating the price in a traditional sale.

Slow down but don't stop. That's the best advice I can give someone that drives past one of the yellow 'Best Bidder Sale' signs. If you don't, you'll risk getting rear ended by someone. That's what came very close to happening last year when I hit my brakes to read the sign and almost had the poor fellow behind me crash into me.
I had purchased an investment property several months earlier and was looking for a fast, effective and cost efficient way to sell this property so of course I slammed on my brakes. Luckily no one got hurt : ) So I followed the signs to a rather plain Split Level home on a nice street - A home that is no different from the other homes in the area - except that there was no place to park and when I went inside, the house was full of people looking through the house.

After reading the book "How to Sell Your Home in 5 Days" I tried it with my first property. I followed the book in every detail. About a hundred people came through the house and 23 of them left bids at the open house. Everything went fine until the round robin bidding. People started dropping out of the bidding.
The bidding had ended, and I had no idea what to do. I remembered the book listed a website. Needing help immediately, I requested a 30 minute consultation on the website. I was quite surprised when I got a quick email with George Cappony's contact information. I immediately called George and asked him to coach me during my sale. With George's help, I was able to postpone the sale for two weeks; and with his guidance, the following weekend, my sale went off without a hitch exactly as it was supposed to. Everything went so smoothly. It reinforced my belief in the 5-Day method. All it took was George's magic touch.

My wife and I got married while she was living in NC and I was still in Atlanta. We had planned to sell my house to finance our new property but then 9/11 happened. All the realtors I spoke with said the market was terrible and nothing was selling. They tried to talk me down on the price I wanted to get and basically give the house away in order to see it move. Frustrated, I returned to the book store and picked up the 5 Day Sale book I had seen months early. I read it cover to cover twice and then re-read it as I followed the steps. Long story short - over 100 people showed up at my house and I sold it for $230,000 and closed in just 23 days. Some realtors that showed up for the auction said things like "you'll never sell it this way" and "what is your best price to sell it now". When I asked them to bid they refused to. Oh the satisfaction I felt when I held that deposit check in my hand. Everyone owes it to themself to try the five day sale method - it worked for me!

I buy and sell houses as a side business to my mortgage company. I read the book "How to Sell Your Home in 5 Days" and decided to try it. However, I knew I would need the services of a sasoned professional so I enlisted George's help. I was EXTREMELY apprehensive about selling my house this way but boy was I proven wrong. It was the best decision I made. I had this property for about 6 months and was not able to sell it. George and his assistante took all the information and created a professional website, with professional signs, guides, forms, handouts, and phone scripts. Best of all he was always available by phone to answer all my questions. At one point after contacting my local newspaper to place the ad and faxing them a detailed list of instructions, I left for a 3-day seminar in San Diego confident that upon my return all would go well. George checked in on me on the third day and asked if I was getting calls. I was a big upset because I had not. He told me to check to see if the ad was still running. Reluctantly, I checkd and was dismayed to learn that despite my clear instructions the paper ahd only run the ad on Sunday and not the specified 8 days. George told me to postpone the sale and start again. I did and with great results. I was very impressed with his extensive marketing knowledge. So if you are an investor or homeowner who wants to sell your house fast don't hesitate to call George. It could raise your bottom line substantially. The cost for his consulting service is a drop in the bucket when compared to a realtor's commission and once you do it, you can repeat the process over and over, so it is worth every penny.

I am an active real estate investor who buys and sells houses for a living. After conducting my own 5 day sale before meeting George, I struggled with all of the incidentals such as the proper paperwork, advertising, forms, signs and disclosure documents needed. And there was a lot of preparation work that needed to be done before conducting a successful bidder's sale to get top dollar for my houses. As an investor, I prefer doing things the easiest way possible while giving me the biggest return.
After I came across George's web site, I decided to call him. It was the best call I made in a long time. It only took about 15 minutes before I knew I had "the man" on the phone that would make my investing life easier and could make my best bidder sales stand head and shoulders above any other method for selling my houses fast.

George, We just sold a rehabbed foreclosure in one week. We bought a foreclosure for $59,000 from the bank. Had to do a complete rehab on home. Total cost we had in house including holding cost were $101,000. We had read the 5-day sale book about three years ago, but never tried it. So we decided to run with it on this house. We started the price at $69,000 and one week later we had it sold for $126,000 for a profit of $25,000. This house was in a somewhat rural area. We will be using the 5-day system on all our future sales. If you follow the book and use George's system you won't fail. Ray Ritchie

Dear George, One of my mentors suggested that I buy the book--I'm glad he did! I'm not sure if you remember me. I telephoned you about a month ago asking for more advice on the 5-Day Sale. You might recall that we were planning to sell the house the following weekend due to some closing constraints. You gave me a few helpful pointers during my free consultation which helped tremendously. We sold the house that Sunday night to the highest bidder and netted over $7,000. As real estate investors, this was a great tool to use to find an end-buyer for the sellers. We plan to do another 5-day sale for another property we have under contract. Thank you for your help.
