I Just Closed the Third House Sold

Your consulting on the 5-day sales method was extremely valuable. I have just closed the third house sold using this method. All sales were at market value, which is especially good since the Dallas-Fort Worth market is slightly soft. I was surprised how well the signs you supplied worked, even on the weekend before Thanksgiving.

Very Rewarding and Positive Process

After watching several 5-Day Sale open houses in my area, and reading the book, my wife and I decided to sell our home in CA using the 5-Day Method. Our sale was a lot of fun. It was a positive experience for both buyer and seller. We had a couple of "meanies" during the open house, but I didn't find them upsetting at all -- actually, it confirmed to me that I was doing the right thing.

We used all of the products: signs, website, direct mail piece . . . we used it all! The signs were wonderful. I had the signs up for 15 minutes and there were already people coming from all around. It was amazing! And our website was just phenomenal--it was the main contact. We asked people if they'd seen the website and almost everyone had. We also had an onsite consultant, who was of great value to us. He was thorough and incredibly informative during our open house and helped us with all of our detailed questions.

This Sales System Worked Wonderfully

I'm a Real Estate Agent and a Consultant and I was extremely pleased with the results of my 5-Day Sale. I wanted to show my sellers that the 5-Day Method is one of the best ways to sell a home; so I put my money where my mouth is: I bought and rehabbed a house and used the 5-Day Method to sell it.

The response from the 5-Day marketing was remarkable. A site specific website was made especially for the home and I had 494 hits on my site in 8 days, and 350 visual tour hits. I received 155 phone calls, 125 visitors came through the house on Saturday/Sunday during the inspection times (couples and families only count as 1 visitor), and I ended up with 38 bidders! We got what we wanted and will be closing at the end of the month.

Not What They Were Expecting to Hear!

I received my earnest money and signed contract today! My closing date is around the corner and I couldn't be happier with the sale of my home in 5 DAYS!! Yes, people were skeptical. But, after visiting the website (we continue to get hits on it daily!) and coming to the open house, people realized it wasn't a scam! We had 15 bidders on Sunday night, who after bidding for 2 hours asked if we could continue on Monday night. My husband had a business trip on Monday and flew back to the east coast and sold our home Monday night from his hotel room to the highest bidder. We are very happy with the $80,000 equity in our pockets! I am still giggling when the Realtors call and ask if they can be of service. "Thanks", I tell them, "We are under contract. We sold our home in 5 Days." Not what they were expecting to hear! It really works.

YES! It Worked For Us

We had our house on the market for several YEARS and few people had even looked at it. Finally, a family member found the book "How to Sell Your Home in 5 Days" at a Borders Book Store and we decided to try it.

I'll Be Using This Method Again

I was pleasantly surprised with the results of my 5-Day Sale. Before I ran the sale, I was convinced I was going to lose money. I was selling a one bedroom condo (the smallest of two available one bedroom floor plans) in a high rise building where sales have been somewhat depressed for many months. Instead, I made about $10,500 not bad on a property that only sold for $90,500! The final price was $600 higher than the price I listed it for in my previous FSBO ads, on which I got zero offers. The signs were great and they generated a number of calls. The letter to the neighbors was also a great help. All the residents in the building received one. Many of them came by just to look or say hello, and then a number of them brought friends and relatives to look. Three of my eight bidders came from referrals from the letters. When it came down to round-robin bidding, there were two people who really wanted the condo, and they just kept going! The contract is now signed, and I can rest assured that this particular "buy it, fix it, sell it" process turned out well. I am looking forward to using the same technique the next time I need to sell an investment property.

Thank Goodness We Had George!

Using the 5-Day method was the best thing we ever did!! We are a textbook case. In two days, we had more than 226 groups of people (that's couples, families, etc.) come through our house and 44 bidders! It took 3 nights to complete the bidding, but it worked exactly as it should have in terms of selling the house at fair market value. There is always a limit to how much people are willing to pay and that level came out very clearly in the final bidding.

We are extremely pleased with the results all around and the best part for us (besides the selling price and the quick sale) was that we didn't have to "show" our house over and over again to prospective buyers. We straightened it up once, removed the clutter once, put on a fresh coat of paint and did other cosmetic touch-ups, and set it out for all to see in those two days. It worked and it worked beautifully! But I'll tell you, we could not have done it without George Cappony.

Completely Satisfied, And So Was Our Buyer!

Purchased with a contractor as an investment about three years ago, the home had extensive fire damage and required extensive rebuilding inside and out. The entire interior was redone with new windows, doors, floor covering, new furnace, upgraded electrical, as well as new kitchen and bathroom cabinets. On the outside there was new vinyl siding, and a new roof. Unfortunately, using conventional methods, the home sat on the market for over 2 1/2 years.

We had heard about the 5-Day Sale Method at a seminar, and had run across George Cappon's website. Selling this home using the 5-Day Sale Method sounded like a great idea.

This Method is Awesome

I had my 5 Day Sale last week, and it went just as the book said it would! I was getting nervious Saturday, since I was looking for $500,000.00 or better and had started the ad in the newspaper at $249,000.00.

Over 175 people came through the house over the weekend. By 9 pm, Sunday night, I had my $500,000.00, and I had to continue to Monday with 3 bidders left in the pool. I knew whatever I got on Monday night would be gravy because I'd hit my target already.

George, the 5 day sale is so awesome, I just can't thank you enough. I'd been trying to sell my home for 9 months. I wish I'd read the book sooner!

We've Hired George Again!
