An Untraditional Method With Perfect Results

We knew nothing about the 5-day method until we came across the book at our local library. In fact, to our knowledge, no one in our area had ever used the 5 Day method or was familiar with the idea. We were fascinated by the concept of selling our home so quickly; and since we were building a new home and wanted to sell our current home to avoid an extra move, the 5 Day Method was really perfect for our situation.

Try It, You Can't Lose!

I am a home investor and recently had an option on a million dollar home. The house had been on the market for two years, but with little interest. As a Ron LeGrand home investment student I knew that Ron recommends that his students use the 5 Day Method to sell homes. So I read the book "How to Sell Your Home in 5 Days" and the owners and I decided to sell the home using the 5 Day Method and call George Cappony.

Well, Friday afternoon, Saturday and even Sunday my phone ran constantly. When I arrived to show the home on the day of the open house there were people waiting in line outside. The owners told me that the amount of people going through the house from just 12 to 12:30 was more than the brokers had brought through in two years. I had a lot of licensed real estate agents tell me that I couldn't do this and I would say, "yes I can!" I knew this method would work because over 100 people had shown up, the interest was non-stop.

Felt the Fear and Did it Anyway!

Well, I was finally able to do it, thanks to you, George. I absolutely could not have done it without your help. Everyone around me tried to talk me into selling my house conventionally because they didn't understand the concept of the 5-Day sale method. It was truly the most exhilarating experience I've had in a very long time.

The outcome was perfect. The young couple I sold it to came as a result of seeing the 'Brake Screecher' signs. The couple was so happy to get this house at the price they did. And I can't complain either. I'm more than happy with the result. Before running across Bill Effros' book at Barnes & Noble, I had interviewed a few real estate agents. They all told me that I would be able to sell my house for just enough to pay my mortgages and their commission, but I wouldn't net anything to myself.

The Holy Grail For Home Investors

As home investors we were thrilled to come across the 5-Day Method. We had been trying to sell one of our properties with a broker for some time, and had very little traffic coming through the house.

When we found the book we felt like we had discovered the "Holy Grail" for home investors; everything that we read in the book and that we discussed with George happened the way it was supposed to happen. We really enjoyed the open house, mostly because of the hands-on approach it gave us through our personal interaction with the buyers. In our opinion, there is no substitute for the one on one relationship between a buyer and seller; Brokers of course will not allow this to happen.

It Worked Even In a Tough Market

We lived in the #2 city for job losses in the country, so to say that the market was a bit depressed would be a major understatement. We had neighbors who had had their homes on the market for over a year and still hadn't sold them. So, we decided that doing a 5 Day sale was definitely going to be the best decision for us. We felt compelled to move together as a family, not leaving one of us behind to sell the home. The book says that you can conduct a 5-Day sale with an investment of only $500, but I'd suggest that if you're serious about doing one, and getting the maximum exposure, that you hire George Cappony. He is a marketing genius, and when it all boils right down, a 5-Day sale is simply a brilliant marketing system. It's the free market system in it's purest form. George will walk you through all of the aspects of conducting a succesful sale, most of which the book doesn't even mention.

The Outcome Was Amazing!

What an exhilarating experience! My husband and I had our house on the market for 6 months with a broker, but had 2 offers fall through. After an emotional roller coaster ride and feeling like I was at the mercy of my broker and potential buyers, I decided to take matters into my own hands. That's when I decided I was selling our house using the 5-Day method. I read Bill Effros's book "How to Sell Your Home in 5 Days" 3 times over and decided I would need some help, so we used George Cappony's consulting services. He designed a beautiful website & 17 page bidder's brochure; he helped me pre-market our sale with several promotional techniques which were not in the book; he guided me through the entire process. The results were amazing! We had over 200 people through the door and 27 bids. I did not finish the round robin process until Monday night. I felt empowered throughout the whole process. The best part is I have a wonderful safety net - a 'backup' buyer willing to pay only $500 less than our highest bid. I would do this again in a heartbeat!

George Helped Handle the 'Meanies'

My Brother-In-Law, a Certified Real Estate Appraiser and Real Estate Broker suggested I read “How to Sell Your Home in Five Days” by Bill Effros. From the moment I read it, I was intrigued by the idea that I could sell my house on my own. Using the information in the book, I ran an ad and I got a lot of calls from people telling me I couldn't sell my home using this method--the book calls them "MEANIES or SOREHEADS". I came to realize that a lot of the people who called to tell me not to use this method were envious brokers.

Feeling a little uncertain, I called George so that I could have someone in my corner who could address the questions of skeptical brokers and buyers. I relate my experience with the 5-Day method and with George much like learning to fly an airplane. Technically, a book can tell you how to fly a plane, but having George's help was like having a co-pilot; he helped me greatly improve my chance of success. It just would not have been possible without him and his 5-Day Sales team.

It Worked Just Like the Book

We sold our home with the 5-Day method. It works. It works just like it is outlined in the book. Because the method is unconventional, and because there is risk in losing cash invested in advertising and consultant fees (if you go that route) it might not be for everyone. But it worked for us. You need to believe and have conviction that you will sell your home to the highest and best bidder and it will work out fine...even when everyone else thinks you are a bit crazy...

After all costs we came out about the same as if it had been sold by a Real Estate agent. But it sold quickly, in one weekend, so who knows how much we would have paid in additional mortgage interest costs if it had taken longer. One of the mistakes we made was too much out of town advertising. What worked well? - The custom 5-Day website, multi-page brochures, sale materials, and the signage all which came included with George Cappony's consulting program.

Outstanding System for Professional Investors!

Sold in ONE Weekend!

To begin with, I had listed my home for 3 months with a real estate agent prior to doing the five day sale. After lowering the listing price three times I still had no offers. I took it off the market two weeks before doing my five day sale. I choose an initial starting bid price of $49,500.

I got 40 calls by Friday evening, although only 15 of those were by Wednesday, so I was sweating it out at that point. I asked people, when they called, how they had found out about the sale. Almost half had seen the flyers, so I am not sure I would have had 25 calls if I had just relied on the newspaper ad. We had over 45-50 families go through the house on Saturday and Sunday and ended up with 27 bids.

It Was FANTASTIC

Approx 200 people came on the weekend, we had 49 bidders. Sunday night was exhausting but we had 9 bidders left to be called Monday evening and ou hours was sold for h igher than any realtor has sold houses in our area! For that matter it is higher than any equivelant home listed as sold recently. We have had realtors leaving documentation on this with us. They were quite surprised we pulled it off. So were some of my friends. We are still receiving approx. 10 calls a day from people who saw the ad and want to buy.

Thanks again...and let me tell you that several of our top bidders said they bid higher than they would have thought they'd go for our home just because we were such nice people they believed the home would be "blessed" or "good luck." Pays to be nice to everyone.

Before selling my home using the 5-day method, I took the conventional route--using a broker and having my house on the market for nearly 6 months. I had heard about the 5-day sale, but was "convinced" that going with a broker was the way to go.

I'd made a hurried decision to sell my Chicago loft condo, due to circumstances beyond my control. I didn't want to go through a traditional broker, and decided the 5-Day Sale would work best for me, given my time constraints. Initially I tried the method without any help. Unfortunately, I didn't get the number of phone calls recomended in the book, so I canceled the sale.

After realizing that I needed some help with the sale I wrote into the 5-Day Sale website and George Cappony responded, giving me some very good advice, and covering possible problem areas that I hadn't ever considered. No Offers for 5 Months, Then SOLD in 5 Days!

As a licensed Realtor I worked with one of my clients to sell his home which had been lingering on the market for five months without any offers. We sold the house for an excellent price in 5 days.

We ran ads in three metro papers and got over 40 responses before Friday evening. By the middle of Sunday afternoon we had over 100 calls.

72 groups of people came through the house before Sunday at 4 PM. 28 placed initial bids and Round Robin bidding was so intense it was carried over to Monday evening.

I'd use the process again. You have to be ready for the intensity of it. It does work!

Helpful Above and Beyond the Book

We first found the book "How to Sell Your Home in 5 Days" when researching selling our house ourselves. After doing more research online we came across George and his services. They were very helpful and valuable above and beyond the information found in the book.
