Outstanding System for Professional Investors!

I'm a real-estate investor, and I buy distressed homes and turn them around for profit. I discovered the 5-Day Sale method a few months ago when someone in a nearby town was selling their home using the system, and I just happened to see their ad in the paper. My curiosity was piqued after the Web-site link in the ad led me to the 5-DaySale.com site. I was amazed at the turnout I saw at his open house, and decided to give it a try myself.

I decided to retain the services of 5-Day consultant George Cappony. With his guidance, we put together a marketing campaign that went way beyond what the book suggests.

The results were awesome! We had folks waiting to come in right at the 10:00 a.m. starting time of the Open House on the first day, and by the end of the weekend, we had about 150 groups of people come through the house. Of those, we ended up with 35 bids, of which maybe 12 were serious. The round-robin actually took two days because of the number of bidders involved, but I ended up selling it on Monday for a price that was very close to my estimate of the fair market value -- and certainly for far more than I would have netted after realtor commissions (and likely another couple months mortgage payments) were paid. I can say unequivocally that without George's embellishments to the original 5-Day Sale method as described in Bill Effros' book, I would not have had the success I had. The success of the 5-Day system, in my opinion, boils down to effective marketing.

Sold in ONE Weekend!

To begin with, I had listed my home for 3 months with a real estate agent prior to doing the five day sale. After lowering the listing price three times I still had no offers. I took it off the market two weeks before doing my five day sale. I choose an initial starting bid price of $49,500.

I got 40 calls by Friday evening, although only 15 of those were by Wednesday, so I was sweating it out at that point. I asked people, when they called, how they had found out about the sale. Almost half had seen the flyers, so I am not sure I would have had 25 calls if I had just relied on the newspaper ad. We had over 45-50 families go through the house on Saturday and Sunday and ended up with 27 bids.

The high bid before doing the calling on Sunday evening was $88,500. Very few people dropped out during the first round, which saw mostly $500 increments up to about $97K. We hit $100k near the top of the second round, and then bidders started dropping like flies --- only five bidders left in after it passed the $100k point, and then down to two bidders after the bidding hit $107k. Both bidders kept bidding until one dropped out leaving the final bid at $114,500 and I took it!

Selling my home with George's help helped me get the home sold for $114,500 in ONE weekend.

It Was FANTASTIC

Approx 200 people came on the weekend, we had 49 bidders. Sunday night was exhausting but we had 9 bidders left to be called Monday evening and ou hours was sold for h igher than any realtor has sold houses in our area! For that matter it is higher than any equivelant home listed as sold recently. We have had realtors leaving documentation on this with us. They were quite surprised we pulled it off. So were some of my friends. We are still receiving approx. 10 calls a day from people who saw the ad and want to buy.

Thanks again...and let me tell you that several of our top bidders said they bid higher than they would have thought they'd go for our home just because we were such nice people they believed the home would be "blessed" or "good luck." Pays to be nice to everyone.
